The majority of our cities commercial GROWTH and development......over 90% estimated is moving EAST along both sides of US Highway 212 which is the MAJOR east/west commercial artery on the southern border of our city. Two years ago, Walmart built a Superstore about 3/4 of a mile east of the city limits on the south side of212 and between the city limits and 1-29. It is largely understood that this event (they are doing very well) created a "magnet" for other businesses and land on the south side as well as previously platted commercial properties are selling at a brisk pace. The Redlin Business Park that features the world famous Terry Redlin Art Museum is in the area as well as Mallard Point Surgery Center, and 1st Premier Bank Card, a major city employer. . Traffic count at the Hwy 212 and 1-29 Intersection is estimated to be 8,000 to 10,000 cars per day with likely more than 2/3 of that traffic being on the interstate that connects to Sioux Falls, South Dakota (100 miles south) and Fargo , North Dakota (150 miles north). All traffic entering the city from three directions......east, south, north, drive past the commercial property and development land currently for sale. There is ONE remaining "raw land" parcel available at the intersection SE corner 35 acres currently being master planned, platted.....all kinds of possibilities here at available at $5.00 per square foot undeveloped....$9.00 per square foot with infrastructure installed master planned. NE comer of the Intersection is major truck stop, Holiday Inn Express and a few other businesses that serve the traveling public and some local. NW corner of Intersection is major Shell Station/Convenience, Casino, Restaurant, McDonalds', Two brand name hotels . SW Comer of Interstate is Redlin Industrial Park, industrial businesses, new strip malls, etc . City Council recently accepted bids for construction of new 1st Ave which will run "through the raw land" on the north side of the Highway 212 and cut diagonally across the land creating the opportunity to develop commercial lots that would front the new 6 lane road as well as north side Highway frontage lots. Construction on road is complete |
